Perry Bishop and Chambers is one of just a handful of independent Gloucestershire estate agents that also has a dedicated land and development offering – providing land owners with a comprehensive marketing service for single building plots, development sites and buildings for conversion. Chartered surveyor, Peter Chambers, built the department up from scratch. Now a team of six, their reputation is such that they are instructed not only by land owners in the Cotswolds, but also by their counterparts in Bristol, Bath, Somerset, Devon and even parts of Wales. Land owners, large national house builders as well as smaller local developers all benefit from this dedicated service, as well as individuals inspired by the likes of Grand Designs to purchase a plot and build their own home.

The plots they market vary greatly in size, from a patch of land at the bottom of someone’s garden to a brown or greenfield site large enough to accommodate either commercial premises or a housing estate. Buildings for conversion also come in many shapes and sizes and have included derelict houses, an old village hospital and disused garages and warehouses. More than 50 redundant churches have also gone through their books, sold on for a combination of residential, commercial and community uses, providing capital for the likes of the Baptist, Methodist and United Reformed church and in many cases helping preserve these beautiful buildings for posterity.

“There are obvious advantages to making a church your home”, explains Peter. “They often command a large floor space, boast plenty of character and have impressive architectural features - including vaulted ceilings and stained glass windows - lending themselves to light and airy open-plan living.”

As well as a free initial appraisal of a plot, site or building, the department can also offer expert advice on planning potential. Peter will also identify suitable land for long term strategic development and can introduce developers to promote the land.

“Developing land attached to your property can be an efficient way of adding value to your home,” explains Peter. “We were recently asked by someone with a property in Cirencester with a large garden whether it had planning potential. Thanks to our advice they went on to secure planning permission for three detached houses. We then successfully sold the site on their behalf for the same amount that they paid for their house. Now they are living mortgage free”.
