PLANS for two new housing developments in Tytherington could see the village expand dramatically on the same day.

A total of 57 new homes, 28 off Duck Street proposed by Cotswold Homes, and 29 off Stowell Hill Road proposed by Caddick Land, are potentially to be put to South Gloucestershire Councillors on the same day at the next meeting of the Development Control Committee on December 14.

Together, the homes total more than a third of the 170 homes already in the parish, should councillors approve the plans.

Tytherington Parish Council chairman Becky Longworth said one of the main concerns was that there was no indication the impact of the two developments would be considered together.

She said: “We are deeply concerned that the viability of the two proposed developments, despite being heard by SGC on the same day, will be looked at in isolation.

“Whilst we recognise that we cannot ignore the housing challenges in the area, rural overdevelopment is not the answer.

“If both developments were approved on Tytherington would face a massive increase in dwellings without any supporting infrastructure.

“We already have an issue with raw sewage at the bottom of the village with the current number of residents, let alone doubling the volume.

“However, our overriding concern is that local residents will not be heard and both developments will, potentially, be forced upon us without any support from SGC.”

A South Gloucestershire Council spokesman said: “There are two planning applications in Tytherington to be determined.

“It is hoped that both applications will appear before the next Development Control (West) Committee but as we are still engaging in the determination of these applications, the date is yet to be confirmed.”

Campaigners from the Tytherington Action Group (TAG), who formed to oppose the two developments, have previously highlighted their concerns over the traffic pressures the houses could put on the village, which is often used as a throughway between Thornbury and Yate.

They have since called out South Gloucestershire Council over the apparent lack of a highways report regarding the “dangerous” access proposals for the Duck Street site.

TAG member Colin Winkworth said that during the council’s site visit on Friday, November 3, he approached one of the council’s planners to ask about the report having not been published.

Despite being told that one had been written, no such report has yet appeared online.

“We feel the road is unsafe,” he said. “The road itself bends considerably and while it technically meets the criteria for visibility, in practice it doesn’t.”

The SGC spokesman has since confirmed that the Highways Authority report has been added to the planning application’s webpage, with officers working to progress both applications and will be uploading all relevant documentation to the planning application pages.
