The Property * This extended period property originates from the late 19th Century and provides 3 bedrooms, 2 bathrooms and plenty of scope to improve the layout.

* The property has been a cherished family home, but would now benefit from modernisation.

* A spacious sitting room, with Clearview wood burning stove forms the heart of this home. The south facing aspect provides plenty of natural light.

* The adjacent dining room, with potbelly wood burner, links with the galley-style kitchen, which overlooks the entrance drive.

* Off the kitchen is a ground floor shower room and a rear utility room, with door to the stable yard.

Ancillary Annexe * A few metres to the side of the cottage is a detached, traditional stone outbuilding. This was converted 15 years ago to provide ancillary accommodation.

* Accommodation comprises a double bedroom, en-suite bathroom and living room.

* Part of the building is used as a secure tack room; this has scope to be incorporated into the living space to provide a kitchen.

* There is potential (subject to Planning) to join the annexe to the cottage, to create a single, larger home.

The Outside * An entrance drive leads to the rear of the property and to the stable yard, providing ample parking.

* The concrete surfaced stable yard is immediately adjacent to the cottage. There are two sets of timber buildings providing 4 stables, storage and a hay barn.

* Conveniently and directly next to the stable yard is the standard sized arena, which is in need of resurfacing.

* The paddock land wraps around two sides of the property and provides compact grazing and turn out ground.

* There is potential for more land to rent locally.
