Saycells Farm, Ledbury, Herefordshire

Guide price

SOLD BY PUBLIC AUCTION FOR £180,000. A badly damaged brick farmhouse with attached brick traditional barns, large gardens including well stocked ponds as well as a number of useful steel framed buildings and 10.3 acres which comprises Lot 1. Lot 2 is a further 12.90 acres of permanent pasture. Lot 3 comprises 21.02 acres of mainly permanent pasture land. Lot 4 is 37.45 acres of mixed woodland with two beautiful ponds set within.

Situated around a centralised graveled courtyard was the main red-brick farmhouse, a red-brick former threshing barn, and a single storey timber framed cart shed. The property can be accessed directly from the adjacent public highway.

However, the formerly double storey threshing barn was inundated by fire approximately 10 years ago, which destroyed the entire roof structure, leaving only the predominant portion of the main external walls standing. Following a period of refurbishment, a single storey workshop was inserted into said structure. Adjoining the main threshing barn is a single storey red-brick garage under slate roof, with an internal concrete floor, which was fortunately unaffected by the fire.

Subsequently, at the end of January 2019, the farmhouse also suffered from a catastrophic fire, which likewise destroyed the principal proportion of the roof structure and internal walls, leaving only a later extension to the side, which accommodated a rear pantry, utility room, shower room and loo.

Externally, the property is bounded by a spacious garden laid down to lawn with mature shrubbery and trees dispersed throughout, which leads into an adjoining orchard with two separate pond areas.

In close proximity to the house is the detached brick two bay car pot under tin roof (7m x 4m) with two storage sheds either end (4m x 1.9m and 4m x 2.3m)

At the rear of the threshing barn is two steel framed barns (23m x 7.5m and 23m x 11m) with tin roofs both adjacent to each other in good repair.

The farmhouse, former threshing barn, outbuildings, gardens and approximately 10.3 acres split into two parcels of 7.36 acres and 2.94 acres form Lot 1

Adjacent to the land forming Lot 1, Lot 2 comprises approximately 12.90 acres split into two parcels of 6.55 acres and 6.35 acres with road access and water connected. The land is mainly permanent pasture with orchard area

Situated across the lane but in close proximity to Lot 1 totalling approximately 21.02 acres split into two parcels of 14.75 acres and 6.27 acres, with road access and water connected, the land is manly permanent pasture with spinney.

Lot 4 comprises of approximately 37.45 acres of mixed woodland with fishing lake and road frontage
