A Very Unusual Development Opportunity Comprising A Most Interesting Grade II Listed Former Furnace and Agricultural Building Having Planning Consent For Conversion To A Single Dwelling Standing On A Large Plot Extending To Approximately 1 Acre Conveniently Located On The Outskirts Of the Town Of Newent

Newent is an attractive and thriving unspoilt town with a range of attractions for shoppers and visitors. Many of the buildings date from the thirteenth Century and the centrepiece of the town is the Old Market Hall which was built in 1668. The town is approximately 10 miles from Gloucester, 9 miles from Ledbury and just 4 miles to Junction 3 of the M50.

A most interesting development opportunity very conveniently located on the outskirts of the popular town of Newent.

The Furnace comprises an unusual Grade II Listed former charcoal fired iron smelting furnace and agricultural store which has the benefit of planning consent for conversion to a single residential dwelling. It stands on a site extending to just over 1 acre.

There is a very large timber shed (shed A on site plan) which according to the approved plans will need to be removed by the purchasers after completion of the development but will in the meantime provide very useful secure on-site storage and sheltered hardstanding works area. Beyond the old furnace there are two further large timber sheds (sheds B and C) and this area may provide future development potential subject to any necessary consents.

The old furnace building, referred to as a blowing house, has a most fascinating history and it has retained many interesting features including a wonderful brick barrel vaulted ceiling. There is evidence to suggest there may have been a corn mill on site dating back to the 16th or early 17th century which was converted to iron works by 1645 and this is believed to have ceased working by about 1730.

Access to The Furnace is via a right of way over Furnace Lane which is a private no through road.

It should be noted that conversion works commenced in 2012 with the reconstruction of the roof structure, for which there is formal written acknowledgement by the Senior Building Control Surveyor.

Plans and drawings shown are for identification only and are not to scale.

It is planned to offer The Furnace for sale by public auction in the Spring 2020 unless sold previously.
