Auction: Successful sale satisfies purchaser and vendor

LAST month, Tayler and Fletcher specialist property auctioneers offered two retail units in Filton, Bristol for sale via public auction on behalf of Bovis Homes Ltd.

The auction was held at Tayler and Fletcher’s north Cotswold sale room in Bourton on the Water.

Following a well-orchestrated marketing campaign there was a steady flow of interest from both occupiers and investors alike, largely stimulated by the competitive guide prices.

Lot 1 commanded the most interest, this was slightly larger and was incomplete so provided a blank canvas for potential purchasers.

Guided at £50,000 the hammer price was a very respectable £76,000.

Lot 2 fitted out as an office, and although slightly smaller, was guided at £60,000 the gavel fell at £70,000.

This meant the total sale price for the two units was £146,000 (£36,000 in excess of the guide price.)

At the end of the evening both the successful purchaser and vendor were more than satisfied with the result of the auction.

Edward Bagnall FRICS, the auctioneer commented: "We were delighted to be favoured in this auction by a well-known and highly respected client who recognised the merit of top-quality marketing and the conduct of a professional auction which resulted in both properties selling to fit in with vendors requirements and timings."
