THE average house prices in South Gloucestershire and Stroud district in February have been revealed. 

Data from Land Registry shows that the average house price in South Gloucestershire was £326,000, a slight decrease of 0.7 per cent from January's average. 

But the drop does not reverse the longer-term trend, which has seen property prices in the area achieve 12.1 per cent in annual growth.

House prices in the Stroud district also dropped slightly, by 0.8 per cent - although the area has achieved a 14.1 per cent in annual growth.

The average house price in Stroud for February was revealed as £338,000. 

Across the South West prices increased by 1.2 per cent, while there was a 0.5 per cent rise for the UK as a whole. 

Over the last year, the average sale price of property in South Gloucestershire and Stroud rose by £35,000 and £42,000 respectively. 

Terraced house owners fared worst in South Gloucestershire in February – they dropped 0.8 per cent in price to £271,427 on average.

The average house price in South Gloucestershire of a detached house was £548,000, of a semi-detached £348,000 and of flats £184,000. 

First-time buyers in South Gloucestershire spent an average of £275,000 on their property – £28,000 more than a year ago, and £56,000 more than in February 2017.

Meanwhile, terraced house owners fared worst in Stroud in February – they dropped 1 per cent in price to £255,000 on average. 

The average house price in Stroud of a detached house was £533,000, of a semi-detached £320,000 and of a flat - £168,000. 

First-time buyers in Stroud spent an average of £261,000 on their property – £30,000 more than a year ago, and £58,000 more than in February 2017.

By comparison, former owner-occupiers paid £382,000 on average in February – 46.4 per cent more than first-time buyers.

The most expensive properties in the South West were in the Cotswolds, costing £451,000 on average, which is 1.3 times more than in Stroud and 1.4 times more than in South Gloucestershire.
