PLANS have been submitted to build 75 homes in a small village near Thornbury.

Developer Richborough Estates has applied to South Gloucestershire Council to turn a 11.78 acre portion of farmland off Duck Street in Tytherington into a new development. 

Proposals include creating a new community orchard plus a children's play area and public space area. 

It is understood, 35 per cent of all homes would be affordable. 

The proposed site would also include a new road access to serve Mill Farm from Duck Street as well as new pedestrian access and a cycleway connection. 

The development would also include tree lined streets, with the developer stating that homes will be "modern" and energy efficient". 

It is believed, the exact number of bedrooms for the homes at the site will be defined during a later planning stage.

The new application follows a number of new developments in the village including 28 at Walnut Field and two separate 24 home sites on Stowell Hill Road. 
Alex Anderson, regional director for Richborough Estates, said: "We have submitted this planning application following public consultation with the community, the Design Review Panel and South Gloucestershire Council.
"A significant amount of technical work has been carried out to assess the impacts of our scheme and to maximise the benefits for new homeowners and the existing Tytherington community.
"We are seeking to create a high-quality development that we can all be proud of.
"The advice we have received from the Design Review Panel has been very helpful and has helped to shape the production of a design code, as can be seen in the Design and Access Statement, that has been expertly produced by Nineteen47.
"We look forward to working with SGC and its consultees to seek a positive outcome regarding the planning application, and expect to start marketing the site to prospective developers in the spring of 2024."

A planning document reads: "SGC needs to plan for the right number and type of new homes to meet the needs of a growing population, both in their market towns but also in their rural villages and settlements like Tytherington. 

"This proposed residential development will help to support service provision and increase housing choice by providing opportunities for people to remain in the village where they have grown up. 

"This includes providing 35 percent affordable housing which would help address a serious and significant shortfall in South Gloucestershire."
